What makes West Vancouver builds different.
The District of West Vancouver operates its own building department with permit requirements and review timelines that are distinct from those in the City of Vancouver or the District of North Vancouver. Structural changes, additions, secondary suites, gas-fireplace installs, and new plumbing each require their own permit stream. View corridors in areas like the British Properties and upper Caulfeild may also be subject to District design guidelines that govern massing, cladding materials, and roofline heights — constraints that are easy to miss if your contractor isn't familiar with the municipality.
Steep-lot construction is another West Vancouver reality. Many properties from the waterfront up through the Properties sit on lots with significant grade change — sometimes 20 to 30 feet over a relatively short run. That affects drainage design, retaining wall requirements, where heavy materials can be staged, and whether crane access is needed for a large delivery. We factor all of that into the quote rather than calling it a "site condition" and adding to the invoice mid-build.
West Coast Modern homes — the mid-century post-and-beam structures that run through Eagle Harbour, Horseshoe Bay and parts of the Properties — present their own structural considerations. These frames are often left intentionally exposed, and changes to the roof, windows or envelope need to respect the load paths of the original timber structure. We bring in a structural engineer when the scope touches the frame, and we treat the aesthetic of the original build as an asset to preserve, not an obstacle to renovate around.
