Renovating in West Vancouver

A neighbourhood that sets the bar for finish quality.

West Vancouver is one of the most architecturally distinctive places to renovate in the Lower Mainland. The mid-century West Coast Modern tradition — open post-and-beam frames, broad overhangs, walls of glass oriented to Burrard Inlet — runs from the British Properties down through Dundarave and Caulfeild. These homes weren't built to be gutted and rebuilt; they were built with a coherent design philosophy, and a renovation that ignores that ends up looking out of place no matter how much was spent.

At the same time, West Vancouver has one of the highest concentrations of large, high-value properties in BC. Homeowners expect premium materials — natural stone, custom millwork, solid brass and brushed nickel hardware, wide-plank hardwood, and appliance packages well above the standard builder grade. The scope of a single kitchen or bathroom here can rival a whole-home project elsewhere on the North Shore.

Renohaus works across West Vancouver as a design-build contractor: one team draws the project, prices it with a fixed quote, pulls the District of West Vancouver permits, and builds it. You deal with one point of contact from the first site visit to the final walkthrough — no sub-contracted designer whose drawings the builder then argues with, no open-ended billing that escalates mid-build.

How a West Vancouver Project Runs

From first site visit to final reveal.

STEP 01

Site Visit & Design

We walk the property, assess the existing structure, and produce a design and fixed quote — before anything is ordered or permitted.

STEP 02

District Permits

We submit to the District of West Vancouver's building department, manage the review, and don't break ground until approvals are in hand.

STEP 03

Build

Protected site, coordinated trades, weekly progress updates. Large West Vancouver homes often run concurrent workstreams — we manage the sequencing so nothing waits on another crew.

STEP 04

Walkthrough & Warranty

Detailed deficiency review, final clean, and a written workmanship warranty — so the project is truly done, not just handed over.

Permitting & Site Considerations

What makes West Vancouver builds different.

The District of West Vancouver operates its own building department with permit requirements and review timelines that are distinct from those in the City of Vancouver or the District of North Vancouver. Structural changes, additions, secondary suites, gas-fireplace installs, and new plumbing each require their own permit stream. View corridors in areas like the British Properties and upper Caulfeild may also be subject to District design guidelines that govern massing, cladding materials, and roofline heights — constraints that are easy to miss if your contractor isn't familiar with the municipality.

Steep-lot construction is another West Vancouver reality. Many properties from the waterfront up through the Properties sit on lots with significant grade change — sometimes 20 to 30 feet over a relatively short run. That affects drainage design, retaining wall requirements, where heavy materials can be staged, and whether crane access is needed for a large delivery. We factor all of that into the quote rather than calling it a "site condition" and adding to the invoice mid-build.

West Coast Modern homes — the mid-century post-and-beam structures that run through Eagle Harbour, Horseshoe Bay and parts of the Properties — present their own structural considerations. These frames are often left intentionally exposed, and changes to the roof, windows or envelope need to respect the load paths of the original timber structure. We bring in a structural engineer when the scope touches the frame, and we treat the aesthetic of the original build as an asset to preserve, not an obstacle to renovate around.

West Vancouver Renovation FAQ

Questions, answered.

Yes — these are areas we work in regularly. The British Properties, Ambleside, Dundarave, Caulfeild, and Horseshoe Bay each have their own site character: the Properties typically involve large view lots with post-and-beam or contemporary builds, while Ambleside and Dundarave often feature older ranchers and cottages being brought into a modern era. We scope our approach to fit the neighbourhood and the home.

The District of West Vancouver has its own building department, separate from the City of Vancouver. Renovation permits are required for structural changes, new plumbing or gas, electrical upgrades, and additions. The District also has design guidelines for properties in view corridors and heritage-sensitive streetscapes. We submit and manage all permit applications as part of every project — you don't need to deal with the District's building counter.

Yes. Hillside and steep-lot builds are common throughout West Vancouver, especially in the British Properties and upper Caulfeild. These sites require careful scheduling around crane and material access, may need geotechnical review for excavation work, and often involve decks or retaining walls as part of the renovation scope. We price all of that in at the quote stage so there are no surprises.

West Vancouver projects typically sit at the upper end of the Greater Vancouver range because of the premium finishes homeowners expect and the complexity of the homes themselves — large floor plates, post-and-beam structures, view-optimising layouts, and high-spec appliances. A kitchen or bathroom remodel in West Van commonly runs $80,000–$160,000+. A whole-home or multi-room project can reach $300,000–$600,000 depending on scope. You receive a fixed quote after our design stage, so you always know your number before any work begins.
