Every wet area gets a continuous waterproof membrane — sheet-applied or liquid-applied — before any tile goes down. We slope shower floors correctly to drain, seal around all penetrations, and use cement board or equivalent substrate rather than drywall in wet zones. Waterproofing is the layer you never see, but it's the one that determines whether the bathroom lasts or leaks. We treat it as the most important step of the build.
A cosmetic refresh — new fixtures, tile and vanity in the existing footprint — typically runs $12,000–$20,000. A mid-range ensuite with a walk-in shower and double vanity lands between $22,000 and $38,000. A spa-level bathroom with heated floors, a freestanding tub and plumbing relocation starts around $40,000 and can reach $65,000 or more. Yes. Relocating a drain, moving a toilet or shower, or adding a new fixture location requires a plumbing permit in Vancouver and across the Lower Mainland. We pull that permit as part of the project so the work is inspected, code-compliant, and on record when you go to sell.
